So, here is another great wholesale deal where I leave BY FAR most of the equity on the table for you!
Comparable properties in the area are going for over $800,000 – and they aren’t even real “comps”, because this property is on a double lot, and there just aren’t any comps out there for that…
So we have to make due with what we got – comps with SMALLER LOTS, SMALLER square footage, and FEWER UNITS.
As it is, there are just soo many possibilities with this triplex. For starters it has a super large main building with over 1900 sf of living space. It has been divided into two units as of right now. – And in the back you have another building with 1 bedroom and 1 bath. With this huge lot, however, you could even add another building, enlarge the 1 bedroom house, and take the separation wall out of the main house – WOW!
