Comparable properties in the area are going for over $800,000 - and they aren’t even real “comps”, because this property is on a double lot, and there just aren’t any comps out there for that…
So we have to make due with what we got - comps with SMALLER LOTS, SMALLER square footage, and FEWER UNITS.
As it is, there are just soo many possibilities with this triplex. For starters it has a super large main building with over 1900 sf of living space.
